Common questions.

How do external deal rooms and approvals work?

The owner chooses a named recipient, selected documents and an access duration of 1–90 days, then shares the generated link. The recipient signs in with that email. External rooms expose only selected files and package discussion, not the full project. Coworker approvals include a saved project snapshot and require an accepted coworker. New project saves make prior approvals historical. A deleted file becomes unavailable; the package manifest retains its original filename and checksum.

Are geographic designation records automatically verified?

No. Record the designation year, tract or area code, official source URL and date checked. History highlights changed classifications and older years for review; it does not determine basis-boost eligibility.

Do the development tools connect directly to Excel, TestFit or a rent forecast subscription?

The current tools use reviewed file imports. Reuse saved Excel cell mappings, import design quantities through the provided CSV format, and enter or import documented rent forecasts. There is no live Excel add-in, design-provider API connection, automated building-layout generation or included licensed forecasting subscription.

Can I prepare construction draw packages?

Yes. Track invoices, retainage and prior payments, link invoice and waiver files, review missing-document and duplicate-invoice flags, and export a selected draw with its supporting files. The package is for review; it does not authorize payments or validate waiver language.

What is RECG LIHTC Suite Services?

A client workspace from Real Estate Collective Group LLC for California affordable housing development. It combines LIHTC self-scoring, underwriting, site research, document review, funding discovery and project delivery tools.

Which LIHTC project types are supported?

The workspace provides separate pathways for 9%, 4% new construction and 4% rehabilitation. Project-specific requirements and current agency guidance still need review.

Does coverage extend beyond the Bay Area?

Yes. California research includes references for all 58 counties. Parcel, zoning and map data availability varies by jurisdiction; statewide references do not mean every parcel has complete automated data.

Can I bring existing spreadsheets and documents?

Yes. Upload supporting documents and import supported spreadsheet, CSV or JSON exports. Review proposed mappings before applying them. AI extraction is available only when configured; the document checker can also compare user-transcribed claims.

Does the workbook builder complete an entire agency application?

No. The current builder fills eight reviewed identity fields in supported 2026 CTCAC templates and preserves the remaining workbook for completion. Users must complete schedules, signatures and applicable attachments. The 4% workbook is CTCAC Attachment 40, not the full CDLAC or issuer submission.

Can coworkers work on my projects?

Yes. Project owners can invite editors or read-only reviewers. Users need their own account and must accept invitations. Owners can change or revoke project access.

Are client projects visible to search engines?

No public project listing is provided. Dashboards, documents and project APIs require authorized access. Public information pages explain the service. A private calendar subscription is accessible to anyone holding its revocable link, so it should be shared only with the intended calendar service.

Are scoring results or site checks official approvals?

No. Applicant-entered scores, financial models and screening results support preparation. Confirm current requirements with the relevant agency and qualified advisers before relying on them.

How do I get started?

Create an account, verify your email, complete your client profile and create a project. You can then enter information, import existing data and invite coworkers.
